Insurance protection is
essential, whether
you are letting or not, your property must be protected. We
will obtain the necessary quote for you, in English, and
guide you on the level of cover you require.
This is just the first
step. We at
Lavillacosta property offer a caretaker service in your
absence. This service is a weekly inspection of your
property to make sure your investment is being safeguarded
against water leakages or unauthorised interference. We
place this high on our list of priorities. It is our
experience that those of our clients who avail of this
service, more than cover the cost, as our detection of a
problem often wards off disaster.
During our caretaker weekly inspection the
following are examined:
- Availability of services i.e.
electric, water, phone etc.
- Evidence of any water leaks or water
entering from neighbouring properties
- Evidence of internal dampness
- Toilets are flushed and water is run in
sinks, baths etc., to avoid smells and prevent the ball
valves sticking
- All external doors and windows are
inspected for signs of attempted entry
- Alarm systems, where
fitted, are seen to
be in operation
- Mail where possible is collected and
anything of apparent importance would be forwarded to
the client
- The work of gardener / pool care
personnel is monitored (villas only)
- Etc. etc.
All emergency repairs, for example as a
result of a break in or water damage, broken windows, doors
or locks would be carried out immediately by Lavillacosta
property maintenance, our in-house 24 hour security crew and
the owner informed of the full extent of the damage by email
or fax.
Matters of any significance which come to
light during our caretaking inspections, will be reported to
the owner by way of monthly reports supported by our
recommendations and quotations for corrective action
